The Noosa Shire hinterland — Cooroy, Pomona, Cooran, Kin Kin — grew up around timber and dairy industries in the early 1900s. Heritage Queenslanders, timber cottages and old railway-era buildings along the North Coast line all date to well before the asbestos ban. A large share have been renovated through the 1960s–80s with fibro wet-area linings, AC eaves and cement roofing sheets.
On the coast, the housing stock at Noosaville, Tewantin and Noosa Heads skews newer — much of it 1990s onwards — but pockets of older fibro holiday cottages remain in Tewantin, Boreen Point and the older parts of Noosaville. These often surface during Airbnb conversions, extension works or demolition projects.
Any pre-1990 home or shed in the hinterland carries a meaningful chance of containing ACM. On hinterland acreage, the outbuildings (sheds, dairy buildings, old worker’s quarters, pump houses) are often higher-risk than the main residence.
