Rental & holiday-let compliance
Hervey Bay’s rental and Airbnb stock skews older — and commercial lets in workplaces-of-business carry WHS obligations. We build the register & management plan, so owners aren’t caught out.
From Point Vernon to River Heads — independent asbestos identification, documentation and clearance inspections across the Hervey Bay urban area and the wider Fraser Coast. Reports your real estate agent, conveyancer or WHS officer can action on day one.
Hervey Bay was a sleepy collection of beachside settlements (Pialba, Scarness, Torquay, Urangan, Point Vernon) until the 1970s, when growth took off. The amalgamation into a single city in 1984 coincides almost exactly with the end of the peak asbestos-cement era — which means a large share of the city’s existing housing stock was built when asbestos products were still the default.
Beachside fibro cottages are particularly common in the older Esplanade suburbs. Asbestos cement sheets were the go-to for wet areas, eaves, soffits, roofs and internal linings right through to the mid-1980s. Many of those homes are now rental properties or holiday lets, which triggers separate WHS and register obligations for owners.
Newer estates in Urraween, Wondunna, Nikenbah and Craignish (built 1990s onwards) carry a much lower risk profile. But anywhere in Hervey Bay where renovations, demolitions or pre-purchase inspections are planned on pre-1990 stock, asbestos identification should sit at the front of the job — not after work begins.
Plus the surrounding townships — if your site is a short drive out, it's a short drive for us.
Every region has its own pattern of jobs. Here's what we see most often in Hervey Bay.

Old fibro cottages being knocked down for new builds. Under QLD WHS Reg 452/453 asbestos must be identified (and generally removed) before demolition commences. We inspect, sample and document before any machine rolls in.
We don’t remove — which is precisely why we can clear. Independent clearance inspection & certificate after licensed Class A or Class B removal work, so the property can return to normal use.
